Airbnb’s own example: price $100 earns $97 on the old fee; at $115 on the single fee you earn $97.18 (source 2/3). Applying the same factor to cleaning and other host fees is your call — check how they’re charged on your listing.
Fee rate. On the single-fee structure “the entire fee is deducted from the host’s payout. Most hosts pay 15.5%, remaining hosts typically pay 14%–16%, and hosts pay a 16% fee for listings in Brazil and Mexico” (source 1). Check your own rate on a recent payout.
Payout = subtotal × (1 − fee rate). At 15.5% that is subtotal × 0.845. Example from Airbnb: set $100, earn $84.50 (source 2).
Price needed to hold a payout = payout ÷ 0.845. To keep $97 you need $114.79; Airbnb’s round-number example uses $115 and shows $97.18 (sources 2, 3).
Percentage bump. From the old split fee (3% host fee) the factor is 0.97 ÷ 0.845 ≈ 1.148 (+14.8%). If your previous payout equalled your listed price, it is 1 ÷ 0.845 ≈ 1.183 (+18.3%).
Timing. Airbnb says hosts using property-management software who aren’t yet on the single fee switch on October 13, and that the single fee applies only to reservations made after you switch (source 2; source 1 says bookings made before the switch are unaffected).
Questions
Does Airbnb’s fee apply to the cleaning fee?
Airbnb’s Resource Center says service fees “are a percentage of your nightly price plus any fees you’ve added, like a cleaning fee” (source 3, updated Aug 25, 2025). The box above is on by default; untick it if your own earnings breakdown shows otherwise.
Are taxes included?
No. Taxes, discounts you didn’t enter, and currency conversion are not modelled. Airbnb’s own examples “do not account for fees hosts choose to add or taxes” (source 2).
Can I switch back to the split fee?
Airbnb says that once you’ve switched to the single fee you can’t switch back (source 1).
Why is the result a cent different from Airbnb’s?
Rounding. We round the fee to the nearest cent with exact halves rounded down, which reproduces Airbnb’s $97.18 example. Airbnb’s own rounding on a given booking may differ by a cent.
Is my data sent anywhere?
No. The arithmetic runs in your browser; nothing you type is transmitted or stored.
