The Airbnb rules it is built on

Airbnb says most hosts on its single service fee pay 15.5% (remaining hosts typically 14%–16%). Its standard cancellation policies let guests cancel for a full refund up to 24 hours (Flexible), 5 days (Moderate), 14 days (Limited) or 30 days (Firm) before check-in, with different payouts after that. Hosts can also offer a discounted non-refundable option, typically 10% off the base price. Airbnb’s Host Cancellation Policy sets fees of 10%, 25% or 50% (minimum $50) depending on timing. Who it’s for

Short-term rental hosts and co-hosts who want clear arithmetic for pricing and cancellation decisions. It is a planning aid, not a pricing service: it does not look up market data or tell you what price guests will pay.

What it isn’t

Not tax, legal or financial advice, and no taxes are modelled. Long-term (28+ night) policies and other booking platforms’ fees are not included — you enter your own fee rate. Some cancellation arithmetic needs an interpretation of Airbnb’s wording; each one is listed in the workbook so you can check it against your own reservation details.
